Reservation Terms

  1. Please select one of several villas or give the description of the villa you ask to book.
  2. Please click on the "submit enquiry" button and advise the number of bedroom required, number of persons (adults/children/infants), your period of stay and your special requests. You will see the "Thank You" page once your details are successfully transmitted to our reservation officer.
  3. You will receive the availability and details of the villa on your request via email.
  4. Please advise your confirmation to make a booking by email so that we can place a hold in the villa for the requested period for 7 working days.
  5. We will proceed to send a Proforma Invoice to you that requires a 50% deposit in order to secure your booking.
  6. Should we receive no response from your side for 7 working days, the booking will be released automatically.
  7. The balance of payment is required 45 days prior to arrival. Once the balance payment is received it is also non-refundable.
  8. In the case of bookings made 45 days prior to arrival, full payment is required within two (2) working days, or on arrival if the booking made less than two (2) working days
  9. Payments can be made either by Bank Telegraphic Transfer (TT) in US Dollars or by Credit Card Debit Authorization for Visa and Master Card.
  10. For Telegraphic Transfer (TT) payments we require the full rental charge amount to be received in our US Dollar Bank Account. At time of reservation we will inform you of our bank account details. Any bank transfer fees including corresponding bank charges are to be applied to your own bank account.
  11. Payment by Credit Card Debit Authorization is also available by Visa and Master Card only. The Bank will apply a 3% Credit Card charge. Due to currency fluctuations credit card debit have to be finalized within 3 days of being invoiced.
  12. All Credit Card payments in Indonesia require to be converted into the local Rupiah currency. Credit card payments are calculated on the banks exchange rate on the day of processing. Differences in personal statement balance can occur and are due to the fluctuations with the Indonesian Rupiah and length bank processing time. We cannot be held responsible for these differences.
  13. For all Credit Card Transactions we require the following to be returned by facsimile to enable us to complete a Credit Card transaction.
    • a photocopy of your Credit Card, front and back with the Credit card numbers printed clearly,
    • a photocopy of the first page of your Passport with photograph and Passport number,
    • a signed Debit Authorization Form


  1. Villa Check-in time is 14:00 hours and and Check-out time at 11:00 am. However if availability allows, we will try our best to accommodate your Check-in & Check-out time as close to your flight schedule as possible.
  2. A surcharge of 50% applies for Check-out after 14:00 hours and full one night payment for check-out after 19:00 hours. This late check-out charge will be invoiced to you at the time of booking.
  3. A maximum number of villa guest occupancy applies depending on the size of the villa. The numbers of persons occupying a property must not exceed the maximum number stated in the booking confirmation.
  4. We highly recommend to all of our clients to take out a comprehensive travel insurance to cover for any losses in case you need to cancel your booking for any reason.
  5. As all villa bookings are on a first come first serve basis, we recommend that you settle the payment as soon as possible.
  6. Normal bookings are for vacation purposes and special permissions must be obtained for functions where the number of people in attendance exceeds 150% of the capacity of the villa.
  7. Please be aware that the majority of villa owners will not accept a booking involving a function without prior confirmation.
  8. All villas we represent have a minimum of two domestic household staff. All our properties are fully equipped with bed linens, towels, cooking utensils etc.
  9. It is provided complimentary airport pickups (one time upon arrival and one time upon departure).
  10. If you need to rent a car during your stay we will offer you some special price in connection with our partners.
  11. For any meals request to provide in the villa, please select from our villa menu. The villa cook will prepare the food for the requested time with an additional service charge on top of the shopping receipts for the food material purchased by the staff. This service charge also applies for any food/snack/drink that you request to be stocked in the villa prior to your arrival.
  12. Baby sitting and in-house massage treatment can be arranged in the villa at a cost.
  13. Be aware that security deposits are required for some villas. If required, a deposit will be requested by the villa manager on arrival and will be refunded in full on the day of departure, unless damages/repairs need to be performed, in which case refunds will be made, less the cost of damages.
  14. At all hotels in Indonesia, a standard 21% Government Tax and a Service Charge is levied. However, when renting the majority of private homes or villas, there are currently no taxes, surcharges, hidden costs, staff salaries, or management fees, outside or above the price quoted, unless otherwise stated. All are fully inclusive in the price.
  15. Gratuities for household staff are encouraged and normal, but shall be left to hirer's discretion.
  16. The client is responsible for leaving the property in good order. The client further undertakes to pay for any damages or losses incurred during occupation. The owner reserves the right to repossess the property if the client or a member of the party has caused excessive damage.
  17. If the client considers to have cause for complaint concerning a property, the matter should first be taken up with the owner or villa manager. If satisfaction cannot be obtained, the client should then report the matter at once to our office and in such cases, we will do our best to satisfy your requirement in connection with the owner of the property if the agent considers the complaint valid. The agent will not entertain claims lodged by a client upon departure or after return home when it is no longer possible to investigate the complaint effectively.
  18. Whilst the agent makes every effort to ensure the villa descriptions are accurate and that properties meet its required standards, the agent cannot accept responsibility for any alterations made to the property or its amenities, which are beyond its control. Nor can it accept responsibility for any injury, sickness, loss, damage, additional expense or inconvenience, directly or indirectly caused by or arising out of the use or condition of the property and its appearances, plumbing, gas, electrical or otherwise, exceptional weather conditions or owner's negligence. Further, no responsibility is accepted for the personal belongings, car, and its contents of the client or any member of the party during the holiday.
